Financier turned property management CEO Tony Julianelle has streamlined his real estate investing strategy over the last 20 years. About 20 years ago, Tony Julianelle lost money on his first property investment.

"A good market can even fix stupid," he said, "but if you're going to invest in a town of 6,000 people, you should probably live there for the rest of your life." In his time in banking, 401s and stock options were the focus of Julianelle's investments. "My wealth accumulation was in vesting over time and matching contributions," he said. "But that was income-based, not asset-based, and to be more asset-based creates a stronger foundation."
