The ACT government has high hopes for build-to-rent developments, though they remain years away from housing anyone.

Felicity Wilkins and her son have lived in four homes over the past two years as they struggled to settle in Australia's most expensive rental market, Canberra.

"I would love nothing more than the security of having a home, but [buying] is completely out of reach," she said.Canberra has had the highest rental prices of all capital cities for almost a year. This one, to be called the Borough, involves 700 dwellings to be built in three stages in Denman Prospect, a suburb in Canberra's fast-growing Molonglo Valley.

"This is important: we're not developing this as a short-term development to then go and leave the tenants on their own," Mr Byron said. The company is promoting the precinct's sustainable design, which will include greywater reuse, solar power, electric-vehicle charging stations and even drone landing zones.

It’s a manufactured crisis in Canberra. Public housing was removed along Northbourne so the land could be sold to fund the light rail. That put pressure on rental stock. The asbestos problem resulted the loss of 100s of houses. Now the govt releases land blocks with $1m reserve.

Or, build apartments and houses for those that don’t have one. Not renters vs owner occupier. We subsidize peoples second and third house but ignore those with zero houses.

Are not most apartment bldgs purpose built rental units? Sure so are called condos but most are rental stock.

Mass high rise cramped apartments? That is not the way to solve a rental crisis. Aquire government land and build ground level units/houses as is done with mass subdividing by strung up property developers. Not everyone wants to commit to a non-value for money mortgage.

Why does affordable housing have to be cheap and ugly? Environmentally and architecturally thoughtful buildings may cost a little more in the short term but provide profound benefits in the not too long term. abetterfuture
