Labor unions press state lawmakers to pass new tenant protections in Good Cause Eviction bill

“Landlords are forcing people to leave their homes for no reason other than the lease is up,” says tenant rights advocate Cea Weaver. “This legislation gives tenants a right to remain in their homes unless landlords have a good reason to force them out.”

Tenants rallied in the Bronx for "good cause" legislationThe heads of New York’s largest labor unions are urging Gov. Kathy Hochul and state leaders to support legislation that would offer protections to more than 1 million renters by limiting landlords’ abilities to raise rent and evict tenants without “good cause.”

Under the legislation, landlords would still be permitted to evict a tenant but only for specific reasons known as "good cause." Examples of "good cause" include failure to pay rent, causing a nuisance, or if the landlord wants to take back the apartment to use it themselves. The bill would also allow tenants to challenge annual rent increases that are over 3%, or in years when inflation is high, over 150% of the consumer price index, whichever is higher.

Jim Urso, a spokesperson for Hochul, said the governor will work with the legislature and advocates to keep tenants in their homes.The 14 unions include 1199SEIU, which represents healthcare workers, and the New York State Nurses Association. Other signatories represented musicians, taxi drivers, and auto workers.

Officials from the Real Estate Board of New York, the industry’s main lobbying arm, and Community Housing Improvement Program, a group made up of about 4,000 owners of mostly rent-stabilized units, declined to comment. They referred a request for comment to Ross M. Wallenstein, spokesperson for Homeowners for an Affordable New York.

Michelle Ned, a delegate of 1199SEIU United Healthcare Workers East, which represents more than 230,000 workers in the state, said she’s witnessed the effects of a lack of protections for renters firsthand. When she moved into her two-bedroom apartment in Ditmas Park, Brooklyn, 28 years ago, her rent-stabilized unit went for $900 a month. Today it’s $2,000 a month.

They should have to show proof of rising overhead to raise rent, not just because they can and not because everyone else is doing it

If someone saves up money over their career to buy a property to rent out for extra income why are they obligated to now house someone whom they have no relationship to? Lease is up is a good reason

Housing is a human right. If you make a living owning the roof over someone else's head, you have some moral obligations whether you like it or not. If you don't understand that, get a real job.

Hopefully they make this for large landlords bc an elderly person renting their first floor or something shouldn’t be forced to do anything. Why doesn’t he govt just build more govt housing? This is just them being lazy, stop building condos and built affordable housing.

Yeah, that’s how leases work. Just because you started renting doesn’t mean you are entitled to be there forever or to have your rent frozen in perpetuity.

This is such nonsense! Tenants sign a lease. Before that lease expires, the landlord offers a renewal at a higher rent. Sometimes that new rent is more than the tenant can afford. So that person finds somewhere cheaper to live. BFD

Yeah, that's how leases work. Would you let a landlord keep a tenant in their lease against THEIR will? Contracts are contracts.

'for no reason other than their lease is up' That, my friend, is a very good reason. Particularly since under the current laws landlords have to provide up to 90 days of advance notice if electing not to renew.

But isn’t that the whole point of negotiated contracts…?

Contracts should state only for 1 year or if can resign another year with new price unless have reason renter to go. Apartment I rented had contract like that but did not know what next year's increase would be. Also had monthly rate after lease was up providing 1 month notice.

How about I take your tv and when you come up with a good reason , I’ll give it back
