As housing prices in Durham Region climb, realtor Othneil Litchmore warns that a home priced under $600,000 will invite several buyers to compete.

This three-bedroom, three-bathroom condo townhouse is nicely sized for a family and includes an ensuite washroom.

More than an hour away from Toronto, is this family home priced at $529,000 too good to be true? That depends on what other houses in the area have sold for, Litchmore advises. “That $812,000 was a reflection of how heated the market was in February,” Litchmore stresses. ”This is a condo townhome in Oshawa … It’s a townhouse that’s attached on both sides — it’s not even an end unit.”

“What the realtor is doing is just going in line with what all the other realtors previously listed homes for in this complex,” Litchmore said. “The realtors are essentially all pricing the units the same and just inviting in the same people to give their best offer.” Prospective home buyers may not be particularly interested in moving to Oshawa, but they could see such a relatively low price and consider making an offer, Litchmore said.

That price is in addition to monthly fees, which are $413. Because the homes in the complex appear to be about 40 years old, that price makes sense, Litchmore says while older homes are more expensive to maintain. But, he points out, the only utility the fees cover is water, while most fees usually also cover heat or hydro.

Heard a non-Toronto realtor say too many GTA Realtors bringing unqualified buyers with low offers and low deposits to realtors in towns outside Toronto. Not worth the effort and disruption to show them the homes.

We are seeing prices SOAR in Niagara. You won't find anything for less than 450k and that's the bare minimum. A home I bought in 2008 for 222K is now worth over 750k. It's ridiculous.

The future of Ontario is expensive rent. There will be no home ownership for families earning under $200,000 yearly. Employers and corporations that rely on skilled workers paid less than $50/hr will be forced to leave Ontario, leaving us with even less jobs and more poverty.

Whose buying houses right now? The market is headed for collapse. I give it a year. Maybe a year and a half. Our fed govt doesn’t even care. They could have fixed this ages ago.

Don't make the mistake of buying in Niagara because that commute on the QEW is the most dangerous stretch of road I've ever drove in my life.

I've commuted 1 hr, each way for 9 yrs (with traffic 2 hrs +). Traffic is relentless, you lose a day of your life each week commuting. You'll be house-poor & exhausted with all xtra time & cost. 500k, 1 hr away, 4 yrs ago, sure. Not now! Greed bags with cash buying up the world

Realtors love this publicly and are the ones buying multiple properties and then go on to and say we have a housing shortage. What would the numbers be is there was a limit or heavy taxation to those who abuse.

Problem is how many people are actually buying houses to live in? This is the biggest issue and forcing people further from their jobs and increasing their commute when that time could be spent keeping children active and engaged with family. Suburban sprawl is bad.

Only way to stop the crazy prices is not to buy. Only sleazy realtors gain from such high prices.

And that's the low end of the market. Houses here are selling for over $1m. The same houses that were half that price two years ago. There are no jobs here to support those prices. This is the cost of Toronto's housing crisis.

A 2 bedroom/2 bath condo just sold for $865K in Burlington. Listing price was $699,900.

No affordable housing , kills a city. Condos everywhere , no green spaces, no recreation = depression, drug use, financial decline, poverty.

Essentially , to afford a home multigenerational living where everyone works to pay for it is a must for many. In a pandemic , that increased their chances of illness due to COVID-19.

People will be house poor. You have a home you either can't make payments on or you can barely make payments with no room for other bills or entertainment. Many people have suffered financially in this pandemic. You place people in poverty.

Who is buying all those houses!?! Average Canadian family with 80-100k yearly income is barely capable of affording a 500k house, let alone over 600k...
