Property values in these sought-after inner suburbs and Northern Beaches neighbourhoods have fallen over the past quarter, and the pull back in prices is rippling across the city.

Northern Beaches suburbs recorded the steepest unit price falls, CoreLogic data shows.

They were among one in two analysed suburbs where median apartment values dropped over the quarter, and almost one in three suburbs where house prices fell over the past three months. Median house values were recorded for almost 600 suburbs, with unit values recorded for about 320 suburbs. Sydney would move through a reasonably broad-based market downturn, Mr Lawless said, with affordability constraints, rising fixed mortgage rates, a looming hike to the cash rate, and, impacting buyer demand, at the same time as the supply of homes for sale was normalising –only 2.6 per cent below the five-year average.

Selling agent Brad Gillespie of The Agency Eastern Suburbs felt prices had come back about 5 per cent, having peaked late last year, then plateaued until three or four weeks ago, when there was a sharp shift in buyer demand.
