It is not just Nashville. Colorado housing costs are high, families competing with VRBO’s and AirBnB. Those properties should pay the higher tax assessment as commercial properties, they compete with hotels and motels that pay the higher rate. FairTaxation

Is happening in San Antonio also. Average house price is still around 280K and goes higher in some areas. A lot of investors acquiring properties cash to hold and lease, paying 20+K over asking price. This puts in disadvantage the regular buyer with a fha loan

It's not just Nashville. I live in East Tennessee and there is a housing shortage. People coming from out of state are out pricing people who have lived here their whole lives.

Where have you been WSJ? Vegas has been getting obliterated bcs of this for the last 2 yrs. I just lost my home because of it. 25 yrs I lived in Vegas and recently got pushed out of my city. This isnt news anymore. Its happening to people all over this country and it stinks.

I blame young couples with dual incomes in the low six figures and pandemic stimulus money. Why is that not being discussed? I can’t tell you how many people I know pocketed a home down payments worth of unemployment and used it to purchase a home in 2020/2021.

Join the dilemma of people in college towns in south where retirees from the north move back to their alma-mater to watch sporting events. Try to be a teacher making 40k a year in towns where the medium housing price Is 400k.

Companies are fleeing high tax , high regulation states for places like Nashville, when their employees sell there expensive homes in CA, NY and NJ they have no issue buying what looks like bargain prices in TN that are way above normal for TN
