The developer of 32 Freeland St. says its draw was ‘fair’ and ‘responsible’. Prospective tenants say it left them confused and frustrated.

They thought they’d won the lottery — a chance at a brand new, affordable rental unit in downtown Toronto.

The Freeland St. building, located in the area of Yonge St. and Queens Quay, offers the promise of coveted, mid-level affordability in a market— with its one-, two- and three-bedroom units ranging from $1,446 to $1,961 per month. Midtown resident Lisa Ferguson was among those applicants — putting her name forward as she says her current landlord is seeking an above-guideline increase to her rent. “With the housing market in the city these days, I figured lots of people would apply,” Ferguson recalled.“We received your application for a suite at our affordable housing project in Toronto at 32 Freeland St. We held a lottery the night of Sept.

“Those expressing interest in living at 32 Freeland St. for the initial rent-up needed to be able to move in within 30 day of the application date,” the email read. It’s an update that frustrated Ferguson, who now wonders how applicants already renting homes were meant to navigate such tight timelines.
