The site is approximately 3.2 acres and was previously occupied by 24 single-family homes that were demolished in 2018., who also developed the 32-storey Apex tower directly to the north of the site. The presentation centre for Apex is currently located on the eastern portion of this latest proposal.Denna Homes has been working on the project, named Seylynn Centre, since 2016, but has now made several substantial revisions to the proposal.

The proposal also includes a total of 624 parking spaces and a large public space between the two buildings. The total proposed density is 3.9 FSR. Staff noted in June 2023 that the developer had not provided any specific details about the student housing component besides their intention to secure a long-term lease with Capilano University.
