The finest homes of Torquay and Portsea might be out of reach, but Melburnians are ditching the commute for more affordable and less hectic options.

Melburnians can still make a sea change or a tree change for under $750,000 if they’re willing to look further afield than the luxury homes of Torquay and Portsea.

South Gippsland Shire had a median price of $590,000, and the figure for East Gippsland was $490,000. “The new regional Australia has quite a capital city feel,” she said. “And it’s still more affordable than Sydney, Melbourne, Brisbane.” Melbourne had an exodus of tree-changers during the pandemic as remote workers sought more space and looser health restrictions, although the days of real estate agents fielding offers sight unseen for their listings have come to an end.
