Liam Gretton, an estate agent in Wirral, observed: "Artificial grass can have varying effects. Property type is one crucial aspect to consider."

While some homeowners opt for fake grass to enhance the external aesthetics of their properties, during the hotter seasons, it can present a fire hazard, reports the Express. Moreover, the installation quality of synthetic turf can differ significantly, hence affecting the valuation outcome to various degrees.

Mr Gretton remarked: "After conducting six viewings, we consistently received feedback from prospective buyers indicating that the artificial grass detracted from the overall appeal of the property."
