A year ago, property prices were rising fast and competition for homes was fierce. Now homes are more expensive, but prices are starting to fall.

There is less competition at auctions now than a year ago, even though prices are higher.

The peak rate of growth – when prices were accelerating at their fastest pace, even if they still moved higher more gradually afterwards – was in May last year for Sydney and April for Melbourne.“Last year the market was just rising so quickly, so it was hard to keep up with property values.”Caskey said clients would look at comparable sales to understand the budget they would need, but even sales from two months prior were no longer relevant because the market was rising so quickly.

“We went to a couple of auctions where I had $250,000 over the guide price… the two houses sold for $500,000 over.”Chamberlain said these kinds of results left buyers feeling they would never be able to purchase a property, whereas now there might only be one or two bidders at an auction instead of four or five.

He said the reduced competition now and higher volume of homes for sale mean it is “three times as easy” to buy. Michelle May, principal of the eponymous buyer’s agency, said whether it was easier to buy a year ago or today depends on what someone is buying, adding there were pricing pitfalls in both types of market.

When I’ve moved here 22 years ago people complained about the house prices in sydney, nothing has changed people like to have something to blame the for the lack of fortune instead of doing something.

What about a week ago?

It is always a good time to buy/sell a home. Just ask any real estate agent. Why does the SMH promote this GUMPH?

Might be easier because no more lockdown. Other than that, people need more than a million dollars to get a decent house in major cities. The question is how easy is to save a million+ dollars with life cost raising every day?

the flow on is plumbers at 200 per hour ,because the plumber has to pay the same prices for his house and office /industrial unit ,,,business must be good to afford these prices

And? Albo's no different. They like many other Australians are profiting from housing at the expense of younger Australians. If there's profit to be had in housing of course there will be affordability problems. Unless you make it less or unprofitable to buy multiple homes there will always be affordability problems for newcomers.
