File photograph: Getty ImagesThe 58-page report presented to Minister for Housing Darragh O’Brien on Compact Growth Design Standards cites “focus groups” saying the back third of gardens are generally “dead space” or “under-utilised”.
Under current standards, one-bed apartments must offer just 5sq m — usually a balcony or terrace, two-bed apartments 7sq m, three-bed 9sq m, while two-bed houses must include a 55sq m garden. Critically, it says allowing homebuilders to shift away from apartments would make new developments much more economically viable, and, in turn, houses more affordable for different generations.
“Apartment living is still required in city centres,” Glenveagh chief executive Stephen Garvey told The Irish Times. “The more supply we can bring in, which is viable and affordable, the closer we are to sorting out this crisis.”
The problem is management fees. I owned an apt for 15yrs and year on year the fees went up and up. I sold when they were just shy of €4k. And no it wasn’t anywhere fancy. North side D7. No real control despite having a vote. Mgmt company ripping us off.
Why are apartments more expensive to build, cost of land? Stricter building codes for materials? Cities all over the world have apartment blocks, Paris, Rome, NY, Amsterdam, Munich, etc. people like living in, often it’s ‘starter’ home for young working person.
This is funny considering EamonRyan wants everyone living their lives in a 15 minute transit zone. Seems greenparty_ie want us back in tenement housing, where pandemics can kill easily & the countryside is for the “land owning” class only
I welcome the building of housing…..but not letting them dictate policy. As it is, new build back gardens are substantially smaller than previous decades,so reducing it more makes no sense……there be no chance of ever probably extending it ,if needed!!
