As cities like Frisco and Plano grow and age, they will need need more people, more housing and greater tax revenue to sustain themselves.

Here’s an unfortunate twist. The Mix is slated to have more residential units than Frisco development rules now permit. Under the existing rules, the maximum number of units would be 1,540 for this project. There is no chance this project would be going forward if it had to be developed under the city’s current density caps.Thankfully, the Wade Park development was planned prior to the new rules taking effect, so it was entitled to 2,800 residential units.

Commissioner Jon Kendall cited a different reason in his approval of the increased unit number — one that resonates with us.This specific area has a need for more housing, he said. “I’m OK with the increased units because it’s right along the spine of the tollway.”That’s exactly right. When a project like this is already along a major highway or thoroughfare, having higher density is using infrastructure the right way.
