The St. Paul’s Hospital site in Downtown Vancouver has quietly been put up for sale. But details are hard to come by.
The brochure says the property has an FSR of 6.6, which means in theory you could build 1,928,751 sq. ft. on the site. But a city spokesperson said various factors may limit the square footage to 1.4 million. There are a couple of asterisks to any sale. The iconic Burrard Street front of the hospital is listed as a Heritage A structure by the city, and part of it would probably have to be retained in any new development.
“Situated at the highest point in the downtown core, this expansive site holds the immense potential to become a ‘city-within-a-city’ including the next series of signature mixed-use towers that will shape the skyline of Vancouver and direct the future of the downtown core.”’ St. Paul’s Hospital opened on Burrard Street in 1894, when the City of Vancouver was only eight years old. According to Heritage Vancouver, the original hospital was a four-storey wooden structure with 25 beds.
